Buying a Philadelphia condo with parking

Compare the parking arrangement, access, vehicle fit and costs before narrowing your Philadelphia condo search.

The apartment can feel right, and the parking can still need a closer look. If a car is part of your everyday life, put its requirements into the search from the beginning.

01

Find out exactly what is offered

Start by asking exactly what parking is being offered. Is a specific space included with the property? Is there a separate lease, a valet arrangement or another option nearby? Request the current written details for the particular unit and parking arrangement before treating the question as settled.

    02

Ask how the parking fits your day

Picture arriving home at the time you usually return. How do you enter the garage? Can you come and go when you need to? What would a guest, a delivery or a second vehicle require? Also check your actual vehicle. Bring its dimensions and ask about clearance, access restrictions and any relevant building rules. If charging matters to you, ask what is available for the particular space, who manages it and how use is arranged. A charger visible elsewhere in a building does not establish access for your unit.

      03

Separate the cost from the headline

Ask for a clear list of the amounts attached to the parking arrangement and what they cover. Confirm which costs are ongoing, which are due at the start and what terms control future changes. Ask who owns or manages the space and what documentation governs your right to use it. The useful comparison is the arrangement you can actually obtain and use. A nearby garage advertisement, an old listing or someone else’s parking agreement may not describe the terms available to you.

        04

Understand what a residential permit does

Philadelphia’s residential permit program applies to eligible residents and designated posted blocks. The Parking Authority’s official program material expressly says that a permit does not guarantee a space. Its current guidance also directs drivers to check the signs where they park. If street parking is part of your plan, check eligibility and the relevant blocks directly with the PPA. Current permit guidance · Official program material

Bring the parking questions to the showing

Make a short checklist: the specific arrangement, written terms, total cost, access, vehicle fit, charging if needed, and a realistic fallback. Ask to see the relevant entrance and space when possible, and note anything that still needs confirmation.
